Which REITS have you used and how was it?  Reply with quote  

Hey everyone, how are all of you doing? I have a question concerning real estate and if you could help that would be nice. My question is that do you do your own investing or do you leave to a company like maybe a reit. If you do go with a reit what companys do you use, as in local companies or are their national reputable companies you go with? Just trying to get my feet wet, thank you.

I am curious about REIT's also.. I have read up about them and possibly would like to diversify my portfolio with them. IF anybody has any suggestions or insight, I would also be all ears. I think they are like the mutual funds of real estate and ppl are investing in a group's performance on a bunch of properties. I though they solely invested in real estate but guess that is not the case. I also think they are usually local groups in REIT's.. I am not 100% but I would like to know more and if anybody has any suggestions.

Sometimes you can get a deal on REITs when they are depressed by somewhat unrelated markets. For example I bought a couple of commercial REITs last year when they were depressed by rising interest rates and expected decrease in single-family housing market, even though they were commercial REITs and commercial development was still going strong.

The ones I had were sort of volitile because they only traded about 50,000 shares/day. That allowed me to grab them at the bottom of their range and make some profit. But I since put that money into foreign ETFs which have gained more since December (for the moment).

Something to note about REITs in a taxable account is that dividends are fully taxed (not qualfied for long term gain rate). But that does not matter in an IRA.

My primary Real Estate asset-allocation now is the U.S. Property fund in my 401(k), which is very stable because the fund itself owns commercial and multi-family property (better return and less risk than bonds), not Real Estate stocks. It kept gaining right through last summer's dip.

Thanks.. that was very insightful, it's nice having diverse markets to invest in to better leverage our portfolio's.. Unfortunately, a lot of ppl don't know about REIT's or FOREX and many other tools to have a retirement..
