Real Estate Programs on TV? |

I'm just wondering how many people have looked at the "Carlon Sheets" or other simular Real Estate programs that are advertised on TV.
You can always find these infocommercials on late night TV I just was wondering if anyone has had any success with these programs?

I've considering that particular course myself, but didn't purchase.
From my research around the net, I think that one would definately learn somethings from the course, but a fair amount of work would need to be applied of course. I think it's like those diet commericials they highlight those that lost the most wieght and have a tiny little footnote "results not typical".

The programs you see on TV are "interesting" to say the least. There usually is some good info in the programs, but it is usually over priced. Before you spend a few hundred (or even thousands) of $$, check out your local Real Estate Investing club; or spend less than $100 on a few good books. But what ever you do, REAL ESTATE INVESTING IS *NOT* A GET-RICH-QUICK BUSINESS. Most people "look" at about 100 houses before finding a deal.
www.real-estate-online.com has good info and contacts for clubs around the country.
http://reiplace.com/newsgroup/list.php?f=1&ng=FH is a newsgroup for investors around the country.
http://www.reiclub.com/ good general info, but pushes products pretty hard.
http://www.resultsnow.com/ is from Peter Conti and David Finkle (I would also recommend their books).
Speaking of books:
Highly recommend Robert Kiyosaki's Rich Dad/Poor Dad series. More relevant is Guide to Real Estate Investing by his advisor Dolf De Ruse (sp?).
There is also Flipping Properties by William Bronchick and Robert Dahlstrom.

I was looking into real estate investing as another part of my overall investment plan. I was just wondering how valid the program was and was the techniques valid? I've taken a look at the program (through a friend) and the techniques where very obscure and I wondered how valid they were and if anyone had any success.

Unfortunately, I'm not going to be much help because I've never seen more than 30 seconds of the infomercials. The websites listed in my previous post has info posted by others giving their (hopefully informed) opinion on Sheets and other "real estate guru's".
Again, anyone who tells you that REI is easy money is SELLING something.

It also seems to me that if it was so easy for an amatuer to make big bucks this way, that a seasoned pro like Carlton would actually lose money by spending time creating and selling his class.
Whcih confirms Jerel's execellent point that he must be making good money by selling his course.

Real Estate Investing is not easy...but nothing worth going after is. It takes alot of work. Active investors can look at hundreds of houses a month before closing on a deal. I takes quite of bit of persistence... but if you enjoy it...it can be fun.
Follow REI Houston's advice...there are excellant information sources on the net you can get for free. Read and educate yourself first.

Carlton's infomercial works. I was reading all the post concerning this topic and not one have said that they bought his books or his program. Yet, they are pessimist about it. I am one of those people that bought a program through Robert Kiyosaki and it changed my life. I've also done some extensive reading on real estate and taxes.
For additional reading, I would recommend Jay P. Decima. By the way, I continue to read other books and talk to people about real estate to expand what I learned. However, doing it and actually seeing it work is what keeps me going. Last Dec i bought a rental house and two weeks ago I bought a 4 unit apt. I used OPM to do both deals. My rental house is currently getting a passive income of $400 every month (after everything is paid off) while I intend to flip the 4 plex with a $60k profit within 6 months. What I am doing is not for everyone. It took time to learn the process but the bottom line is that everything started for me due to those infomercial. Don't knock them til you try it. Oh BTW, do you know that buying those material becomes tax deductible?

I researched and purchased Sheets information several years ago. To be honest, he doesn't offer any infomation that can't be found in real estate books or financial websites. I really would save the money on his program and read some well-written books that can be found on Amazon.
If Sheets "pitch" interests you, check out a book from one of his close friends Mike Summey, "The Weekend Millionaire's Secrets to Investing in Real Estate". Sheets actually wrote the "forward":

Yes some people have had great success with them...the guys that create and sell them!

Just out of curiosity, were you able to use what you found from his info sheet or the books you've researched in the net or found in the bookstore? If so, did you find that your real estate worth increased more dramatically when you did your own research rather than buying the infomercial? I wonder how much passive income are you receiving every month now and would you like to elaborate on them so that people who read our posts may learn from your/our experience.
As for me i've only acquired 41 units (apts/rental houses/commercial bldg)within the last five years and I feel that I could have bought more but I have a full time job and about 9 years from retirement (i'm 38 years old now). I'm sure yours is worth more than that through your own personal research...

Since you've never bought those infomercial, how are you faring with the real estate market. Do you find your real estate asset (please don't include your home for they don't give you any passive income) increased dramatically by researching on your own? If not, why knock the infomercial system if you've never tried it? I was once like you and many people on this board. I am also not advocating that infomercial is for everyone. However, those people who succeed in life are those who are willing to take the extra step and get out of their comfort zone.

Before you buy any course, check eBay for a lower price. The course materials are frequently being offered for sale by people who are finished with them.

This is an excellent idea. I didn't even think of them. Thank you... I am one of those people that have acquired literatures about real estate. Once you get used to using the system, they pretty much become just a reference guide. Once in a while i'd read them to keep me going but the system is now in my head that I can figure them out without needing a book. I'd definitely start with ebay to save money in purchasing them. Used books are just as good as new books.

Those classes and course can always help, but do the research on your own. There are plenty of free ways to learn the same information. Even people in here can help you.
