First of all I am new to this forum and so I hope my question fits.

We are looking into some Home Improvements that may require somewhere between 30-50K (i.e. new floors, landscaping...). We have looked into Home Equity lines of Credit and Home Equity Loans, but the rates keep shooting up. We have a nice 30 year fixed @ 5.875, so probably can't do better. My question to you all, is what type of loan would be best for something like this?

Any suggestions?

ditto, cash is best.

If you just can't do cash, then coaster's advice is probably best.

Otherwise, the very best way is to budget, save, and pay cash.
