When I was a child, my parents had a vacation home in a small town in upstate NY. At the time I did not enjoy it or appreciate it. My parents wound up selling the home a while back. The house has a sentimental value to me.

When I am ready to purse this am I better off approaching the owners on my own without a realtor, or is it best to have an agent contact them? I am well aware I could get turned down by either method. This home has a sentimental value to me and it would be a blessing if I could buy it back one day.

The one thing I will mention is properties in the general area do not sell very quickly. They normally sit for months and sometimes years before they sell. There is also not a lot of jobs in the area as most of the work is seasonal. Some people live in the area full time and some homes are mostly used and 2nd homes or vacation homes.

I am aware I may have to overpay somewhat to buy this home if it's not for sale when I am ready. I do have an idea of how much I will go above estimated value, but I will not significantly overpay just to have it

any advice or suggestions would be appreciated
