i just dont see any way the landlord can possibly lose out if hes got all the money ahead of time for the entire length of stay, plus an extra $1000 or more besides.

Thank you for yor reply! I am still undecided what to do...so I have done nothing. I keep paying taxes, Insurance, caretaker fees, etc.. because one of my friends told me a horror story about a house at the end of her block. The owner rented it out and then when they sold the house...the guy refused to leave. They took him to court and got a ruling. The deputies and police refused to handcuff and remove him calling it a civil matter. It took 9 months to get the guy out, he had entirely destroyed the inside of the house. Destroyed it to the point the owner practically had to rebuild the thing to sell it. The first buyer had opted out when the renter wouldnt go, so the owner started completly from ground zero with relisting it. My friend watched this magilla play out in front of her.
Being a widow, I am not feeling lucky. So I intend to heed that warning. This property has been in the family forever. It would be devastating to see it destroyed by a renter.
But I appreciate your imput! I am trying hard to use everyones mind and opinion to help me make the right decision.
