I am executor of an estate in VA and deceased owned land in Florida. I was thinking of buying the other heirs out since they show no interest in the land. Plus land is worth at the most 10,000 and selling for $7000. I was going to offer about half because it is what I can afford, land stays in family and we won't have to pay a realtor. Now my question is can a lawyer do the transfer or could I do it somehow? What would be a good estimate i would have to pay. If i do get a realtor what percent would they get? I can't see a realtor doing this for %10. Relatives just sold a large 100 ac lot and charge was $5000 to locate heirs . Will this be the same case. Difference is that I know all heirs in this case. Has anyone ever heard of a case where someone ended up in the minus after selling land or is that possible?

Question 2 is same but there are more heirs (5 families) added and deceased paid the taxes for the last 10 years totaling $10,000. I feel obligated to bill heirs as executor of will but they would not pay or as far as I know not legally obligated . In other words I buy land for $4000, pay off heirs of estate about $9,000 plus $3000 due for utilities that has never been paid to city. that leaves me $8,000 plus legal,processing and any ad ons in the hole. What is a wise way to deal with such. should we just let the city have it? Thank You.
