What do you do to find a tenent? Do you call there employer, call there last landlord, call there job....
A few little simple things i do are:
Make sure they are on time for the showing (if there late then chances are they will be late with the rent
Are they dressed appropraite? (hope there not coming in sweats and flip flops)

Are flip flops really a bad sign? Or is the combination of sweats and flip flops?
I wear flip flops as soon as the snow has been gone for a few weeks after a cold winter until the snow starts falling again in the late fall. But, I am an excellent tenant. Five years of rental history and never late or short on rent. Appearance isn't everything.
I think if I ever owned rental property and I was screening a new tenant I would want proof of income or ability to pay rent (holding a job, or on direct withdrawal from the Bank of Mom and Dad) and past rental history to talk to a previous landlord.
And... I probably would never buy property to rent out in a neighborhood that screams "Undergraduates live here!!"
As for being late to an appointment - it would decide if that was a hit against them based on his/her interaction with me at the beginning of a showing. Did he/she apologize? Did he/she acknowledge the lateness?

Actually, I don't call their last landlord, I call the next-to-last landlord. If they are a not-so-good tenant, a slow-pay, or a PITA, the last landlord won't say much becasue he is hoping that they will leave - ie, he hopes that you will rent to them. But the second-to-last landlord has no skin in the game - he is free to tell you what scoundrels they are.
I don't care about sweats & and flip flops, works for me. But if someone is supposed to meet me at a house and is a no-show, they had best not call me again, I already know all that I need to know about them, LOL.
I get a credit report, immediate supervisor's name/number, and salary level.

I don't know about this one. It seems that I had been quite lucky with most of the tenants that I get. Even though they might not like like it, they all pay in time. Maybe it's my good relation with them.

Too hard to find a good tenant that is for sure. Some would be just too good to be true, but lucky for you who has found the nicer ones. To the unfortunate ones, it is just one pain in the neck! It seems the saying, 'Once late, always late.' Patience is a virtue, but I don't think the home-loans will accept it. Good luck to me.

It starts way before you meet them for the showing. Post your vacancy in reputable/respected publications and online venues. Don't ask for just anyone to rent your space and you won't attract just anyone. Ask the tenants that are leaving - if leaving on good terms - to suggest a few leads for you in exchange for a slight break on the last month of rent?

I am not that lucky as you in getting good tenants as, I had always kept good relations with them but, after some period of time they are disgraceful.

Go with your gut instinct about people is what I think. And ask for references, including previous landlords. And definitely a credit check is in order.

Would be a better idea to employ the services of a property management firms. Although it costs money, the benefits and the hassle that they save you might be worth it in the long term

It is never easy to find the perfect Tenant. Sad to say, they are so limited in this world! I speak only for myself. But I can see lots who would do (not pay on time) on purpose. Fortunate of you when you find a good one. So Goodluck.

I could not agree more. Some would delay on purpose. They would pay only when you ask for it, but if you don't they do not have the urge to initiate the payment! It is just too disappointing, but then again, I need the tenant. So I have to keep good relations as well *sigh*
