Depending on the nature of the property, the property owner has the right to consume, sell, rent, mortgage, transfer, exchange or destroy their property or exclude others from doing these things.

Well, obviously this isn't ALWAYS true. You wouldn't be able to say this about the people that bought property at the top of the housing market bubble in and now find themselves in a house worth ~160,00 that they "paid" ~260,000 on and still owe more than $200,000 on. A lot of people are underwater because of this assumption that real estate "never declines."

It depends what your goals are: if you buy real estate right now, plan on keeping it long term (5+ years) in order to see any substantial appreciation. Otherwise you are better off working in real estate with short term goals, i.e. flipping and wholesaling.
To me real estate is always the way to go as far as investment, you just have to readjust your strategy.

I think if you aren't using leverage as your only means of buying real estate and have a sizable down payment, no debt, I think you now is the best time ever. Rates are low and prices are low because of foreclosure.

I went through similar situation back in 1996. It's very likely that you can do the repairs and get market price. Just stay positive.

I was told by a friend that investment in real estate is a safer way to invest since it usually goes up rather than dips down. Reading your posts, I think I am starting to believe my friend.
