Condos,

I understand your point, but a real estate investment can drop just like the stock market. I recently heard that 25% of the mortgages in the US are now under water. Meaning that the owners now owe more than what the property is worth. Just because something is tangible, does not necessarily imply that you can't take a loss.

With that said, anyone investing in real estate can offset any potential loss by living on the property.

Owning one home isn't an investment for growth; it is an investment in cost savings. One day it will be paid off. However if it value raised by 40% and you sell it, the capital gains will be required to purchase another home, since those homes also increased by 40%. Net 0. Over time it is cheaper to own a home vs. renting a home for your entire life. Making money from real estate requires the purchase of additional home with the goal of capitalizing on a significant price move. Greater then 6%, since the realtor is going to take that much, plus other purchasing and selling fees. While price may stabilize, I don't see a significant increase that will allow you to make any real money from it. Probably will lose money after all associated costs. I recommend waiting another decade to purchase and get in low on the next generation wave of want to get rich quick and sell them the house at an overvalued price.

One of the advantages of owning income-producing property is that income generated from rent can be quite considerable if a property is bought and managed correctly. If a real estate investor doesn't overpay for a property, keeps expenses down, the apartments rented, and the building well maintained, a real estate investment can generally make the investor money, even while the investor sleeps!

You might want to consider buying a Real Estate Investment Trust fund. These funds invest in commercial real estate, e.g. Office buildings, shopping centers, apartment houses etc. You can get some of the benefits of investing in real estate without all those costs, management concerns and if you need the to get cash you can sell them.
