Does any one have experince building/finding contacts with house wholesellers/flippers? I want to rehab and aquire single family rental property for passive income.

I have bought several properties,the last one was a real fixer upper,the cheap way is go to the court house steps and bid on homes there but you must have all cash in hand,plus its up to you to investigate before bidding on it to make sure there are no leans on it,,were talking well here in Las Vegas a guy bought a dump that way for about 80,000 off the steps others just like it,, from realtors and you'll have to bid one went for 135,000,,but you need cash,,or you need a good realtor to keep a watch out for you for cheap houses below market,once I had to roof a house so it would appaise for the amount plus so I could even get a loan on it ,,that was a gamble on my part,I drive certain housing tracks all the time,and if a house looks real bad or empty I'll go to the assesors web site and look up house owner send a letter or see if its in bank repo,,,hope this helps Rex
