hi guys!
was wondering if there is anyone on this list from western australia? am exploring different options and looking at getting into property investment and any advice would be greatly appreciated because i am totaly new to the investment market.

In general the first stage of the property buying process in Australia is to source suitable real estate or land for sale that suits the particular requirements of the investor.
Especially in certain parts of Australia it makes sense to have a full survey done on any resale properties that you are interested in because buildings can be particularly susceptible to problems with damp, termite infestation as well as a number of other unpleasant issues.

Probably one of the best companies that we should try to address these days is real estate investment.Its not only profitable, but it is also a question, given that a majority of the population prefers to rent rather than paying the mortgage. Given the current economic situation, to get a loan or credit is for many the only chance of survival.

As a general note, I always suggest multi family investment for a new investor, instead of single family homes. Horizontal investing (several smaller multi buildings) is a safer approach to real estate investment than vertical investing (one or few larger apartment buidlings). Once you have capital reserve built up, you can venture on larger investments.

It is not only profitable, but it is also a problem because most people prefer to rent rather than paying mortgage.

Actually, the property market in Western Australia is quite booming nowadays. However, you need to be well aware the prices are also on the rise.

Firstly, it is always get started with multifamily investments and than proceed with horizontal investment. I am saying this due to one big reason and it is financial and economical down falls.

I think western Australia is a big and developed place you should invest their without any fear but just ensure about the property or location issues. If you don't have enough idea than just hire any good real estate agent.

Property investment is very beneficial if the investment is in the correct and the profitable property. And it is depends on the investor because the investor has the experience to invest in the profitable sector.

While I think the material is worth while and I would recommend taking the course you really don't want your RE license if your going to invest. It makes you easier to sue since you are held to different standards than a lay person, ie your a "professional".

However, there is often more involved than one may think. Keep in mind houses are the most liquid of the real estate investments. I would suggest you do not rush however because you can get in over your head. Especially now being a great time to buy. Best wishes!
