I am currently renting a home that is for sale by an estate. The executor to the estate has already agreed to sell the home to us but there is also a mobile home on the lot that the executor's daughter is currently living in. Although she has agreed to move out of the mobile home within 2 yrs and the executor will have it removed at her expense, I really want to buy the home now so I can start making renovations. I've spoke with a few mortgage companies who said they won't do a mortgage because of the mobile home. Is there any programs out there specifically for my type of situation?

The easy answer is to just let the (26yr old) daughter move back in with her parents(executors), remove the mobile home and let us buy the house. Once the mobile home is gone I would have no problem getting a mortgage for this house. I just wish the mortgage companies would understand that the mobile home won't be here forever. They are even willing to write into the contract that she'll be leaving and the mobile home will be gone within two years.
I guess maybe I need a little more patience...

I would have a lawyer be involved in the situation and draw up a nice contract with all of your requirements.

If you have recently decided to purchase land to build on, whether it be for a home or a business, you will find there is a lot to think about. We are signing a six-month lease to rent it, and after the six months, if things are satisfactory to us and the owner, we will discuss buying it on contract. I would like to know what sort of standard contracts are written up when that happens.

If we to buy a house and sale a house. first we want to find a customer. for finding a customer if we use a banners and signs so we will get more inquires for house selling.

MOst mortgage companies wont touch mobile homes because they dont make much money from their investment. I would find a private fix-up company who can assist the renovation then turn around and sell it for a small profit.

Well mortgaging becomes a problem while the property owns a mobile house however, I am sure you will get the perfect solution. My suggestion is why don't you try to grab the consultation of a professional ! Am sure you will be benefited!
