Recent survey by NAR (National Association of Realtors) estimates 25% of all home buyers never intend to actually live in their new home. The reason behind is "flipping," where people buy property and wait a 3/4 months and then they sell it for a decent profit. It has become common to all who have money in pocket and seeking reason to profit. Nick Brian.

Nick, how recent is that survey? I though flipping died when the real estate bubble popped.

I live in a rural area of sorts, property is currently dropping in value pretty quickly. I feel it is a good time to buy again but I just am concerned that the bottom hasn't yet arrived. The gracious lending seems to of passed (hell I just got a $1250 credit limit reduction on a card I never made a late payment on and never even hit the 50% credit usage level) seems like they are tightening the belt!

Its possible there are still some people flipping however its very few people. The market is done and quite possibly will never return to the red hot pace it was. Let face it if you find a good deal on a house that needs a few touch ups then its worth the investment however getting a buyer will take longer than it used too.

In general, now is not a good time with interest rates rising to get into this. This was big some years ago , maybbe a decade ago but you would do bettter to get grants to do something else. big now is being able to provide services to special needs populations through grants and medicaid etc. But trying to flip property, not a good thing to do.

According to me "Flipping" is the process by which an investor buys a piece of real estate and then quickly resells it at a higher price, either a few days or a few months later. It has gotten a bad name, though, for several reasons. In order to succeed, some investors have been known to commit fraud, often through the use of faulty appraisals that improperly push up the value of the property.
