Hi,
Back in September my sister who lives overseas gave me a $7,500 gift towards the purchase of a foreclosed home. Together over 3 months my boyfriend of 5 years and I saved up about $5,500. That includes money we get back from FAFSA and his Christmas bonus. We work at restaurant jobs but are going to school full time to do Physical Therapy Assisting. Right now I make $7.75 and my boyfriend makes $8.00, he recently got promoted to manager and will be making $9.00 in a month or so. He also get about 100 a week in tips and puts 60 a week in gas. I average $300/biweekly and he makes $450/biweekly. The home we purchased is in great condition and was a short sale. We specified no that there be no liens on the house and that the house has to be in broom swept condition when we move in. I feel we got a great deal and even my boyfriend's nay say mother turned around when she walked through the house and inspected it. We purchased the home for $10,000 and are paying about $2,000 in closing costs. Right now there are renters in the house who I've met and seem very nice. The woman as it turns out knew my sister in high school. The short sale is closing in 1 to 2 weeks and the renters asked for 2 weeks to move out and they would pay us. (How much our Agent isn't sure of yet) My boyfriend and I decided that we would give them up to 4 weeks if they need it. The house has an old furnace, probably 25 years. It has a 4 year old roof, new siding, some new windows. The kitchen looks remodeled and so does the bathroom. The only problems were a slight gas smell when we went down stairs (i'm guessing dte will fix that for free?), a bedroom that had a water leak, and the peel-n-stick kitchen floor is torn up. My dad is a contractor (not the shitty kind people think of when they hear "my dad's a contractor") so it should help with repairs. My boyfriend is also really handy. We need a refrigerator and an oven. We have about $100 in minimum payments in credit cards, total we owe about $800. I don't drive and my boyfriend pays about $135/month for car insurance. Will this go up? We expect to pay $150 a month for groceries since we both work with food and can bring it home if we want to. We estimated about $500 bills total to round up in case things cost more or we forgot something. We don't watch tv or need a land line. We found internet service for $70 a month. We figured $60 in water bills in 3 months. $100 cell phone bill. Do you have any tips or advice for first time homeowners?

Gas smell does the house have an oil tank if so it must be checked since oil leak could be very dangerous, I am afraid the repair will be shouldered by you since it is just a short sale unless you and the seller have an agreement about the repairs. Overall I think it is a great buy

Have you already defined where you will you buy all the home appliances? I am facing the same issue now and I would like to order everything from the same supplier. Frigidaire and frigidaire customer service look rather trustworthy as for me, what do you think about this store?

I have more than once in my life faced with the fact that you need to change the pipes because they have fallen into complete disrepair. And that is why I began to turn to reliable guys who have an excellent resource and who know how to put what you need in such replacement. These guys understand well how to work and do everything conscientiously. I am more than happy with their work and I never have to fix or redo anything after them.
