Has anyone found benefit using REITs through mutual funds?? Returns appear quite good for the last 5 years. Seems expense ratios are higher though. What do you think??

I have, but those returns aren't going to last forever. Interest rate hikes and the bursting of the credit bubble and real estate bubble will likely have an impact on returns. Commercial REITs may be better henceforth.
