Foreclosed property  Reply with quote

I'm very interested in buying foreclosed property in my area. Does anybody knows if there is a FREE way to get foreclosed lisings for specific city?
If not is there a good PAID website available ?

Many counties post that on the Internet. Check your clerk's website or just call them.

Go to the courthouse and look through the county records. There should be a lot of foreclosure listings there and its free.

Do you due diligence with forclosed property. Especially if it is in northern regions. Many sit unoccupied for a long time and can have some major problems that take major money to fix.

I learned this the hard way, well found out just in time, but almost made a huge mistake.

Not saying you cant do well with some forclosures though. Just dont jump and do your homework.

I go to my county courthouse and get the information for free also.

Have a great 2006!

Totally agree with Kim. due diligence, knowing the market, analyzing cash on cash return are some ways to minimize risks.

Cold Fusion -

Are you interested in purchasing property that has already been foreclosed on or property that is in pre-foreclosure?

Depending on what stage it is in the process there are different ways to purchase it.

I work a lot with pre-foreclosure properties and working with the homeowner in order to buy the property. Where I am there are a lot of properties that are overleveraged so I do a lot of short sales - asking the bank to take less than what is owed.

In either case I agree due dilligance is needed.

Good Luck
Stefanie
