I will put my 2cents in. The fair way would be pay your brother half of what the property worth now - the debt and you being the solo owner of the condo. or workout a payment plan that you can pay him monthly payments.
However I don't think that is easy, I think having your gf paying half of the mortgage is fair, but you must know that he owns half of the condo when the condo is paid off, and maybe your gf would have a problem with that.
Here is the grading part
Personal situation D+ Being underwater hurts, only reason I didn't give you a lower grade is because you don't have cc or auto debt. Month income of 2,542 is decent but not too well in the Bay area.
Saving practices C- 401k/IRA/savings combined at around $17,000, I also think this is a pretty good amount however depends on who you are comparing to. The amount can be higher.
I assume you want a grade on your future. I would give it a C-. From the information alone I would give it a D+ however you are seeking help here, so I assume you want to improve your financial situation. Also don't get upset about my grading. I am a tough grader, and I think the tough comments is what makes people better.

Thanks Guppy, thats kinda what i had figured.
I realize i'm doing better than some, but much worse than many others.
I'm currently looking for a new job and will hopefully be able to increase my income (my current empoyer doesn't pay well at all)
anyone hiring in the SF bay area

I'm Curious. How is it that you ended up in the SF Bay area? (I see how you're stuck there now, ie, the condo). But why did you pick SF at the outset? The location is pretty bad for a low earner - almost any other place in the entire US would be better as far as finances go. Eg's - boeing in Wichita, earn $75k, buy a $60k condo - Albuquerque, sandia labs - Denver, lots of industry - SLCity, finance - Omaha, insurance - Des Moines - Dallas - OK City - and so on.

I was born in SF and raised in the east bay. I love it here, and after traveling through much of the US, there is no where else i'd rather live.
My entire family (brothers, parents, cousins, aunts, uncles, grandparents) all live in the east bay as well.

Yes SF is an amazing place! well the Bay area over all, I was raised in San Jose. Love it up there than I moved to LA few years ago to start my own life. Yeah 2800 a month is tough, by the way is your condo in SF? the value should went up the past few years unless you got it at a really time, are you sure you are under water?

Again, too focused on the numbers. SF is an incredible city.

Social anxiety is a serious thing, I wouldn't neglect it and try to solve it medically as soon as possible. My cousin had just the same mental issue and his therapist prescribed him cbd pills which he successfully replaced with cbd cartridges and got rid of anxiety that way.
