Realtor using empty house for a party...
posted by: doomsmith @ Sun Dec 17, 2017 4:34 pm
This just happened down the street from one of my properties.

A house has been empty/on the market for a few months. The owners are absentee (I know them-- they live in another state several hours away.)

On Sunday evening at around 7, there were a lot of people at the house. Cars everywhere. Music. It was clearly a party. One of my tenants went over and saw the listing agent who was entertaining guests at the location. When she asked what was happening, the realtor gave her a story that she was doing a "late evening open house" to attra...

How do you know if you're closing?
posted by: blackdoom @ Sun Dec 17, 2017 4:33 pm
Supposedly I'm closing next week but have not heard a thing.

I asked my buyer agent about the closing and he said to ask the real estate attorney. I emailed the attorney and got an out-of-office, on vacation, message back with the date back in office the day before my closing date.

Told the buyer agent that and he said to ask the loan officer, which I will do tomorrow.

Are all home sales this mysterious with lack of information and down-to-the wire? I feel fed up with this entire process, which has consisted of constant scrambling a...

How to create a budget for a credit card?
posted by: risingnow91 @ Sun Dec 17, 2017 12:55 am
I have my own style, but I am open to suggestions. Even though I cannot get any local credit card like the one offered by Umay+ (for reference: http://www.umayplus.com/cashcard), I want to get a credit card so it can help me in moments I need it.

However... how do you guys build your budget? And more importantly, what tips do you have to stick to it? I'm in Bangkok btw, and if you have any suggestions about good credit cards that an expat can get here, then I will welcome them!

Thanks in advance to you all! Smile

Second mortgage for buying a home
posted by: richardbaker @ Fri Dec 15, 2017 4:42 am
Hey,

I'm an expat in Canada. I got citizenship in late 2010. I own a food processing unit in Hamilton nearby Mystic Golf Club. I'm planning to apply for a home purchase mortgage. Buying a home is one of the biggest financial decisions that we make. I have already taken a loan to raise fund for my business. And so, this is my second mortgage. I must be more cautious in selecting the right one. One of the biggest barriers we face in the quest to purchase a home is gathering enough money for a down payment.

A few of my friends said that the ...

Advice on home equity loan
posted by: barneslinda @ Thu Dec 14, 2017 11:24 am
Hey

I am in need of a large lump of money for my brother. So, I thought some plans and finally came up with taking a home equity loan. But I need to know more about this before applying for the loan.

Is it a variable or fixed rate loan? What is the amortization period range? I came through some benefits. Past the entrance to huge entireties of cash, another favorable position of home equity loan is that the interest you pay is typically tax deductible for the individuals who separate conclusions, the same as the regular mortgage interest....

What to spend first in retirement?
posted by: Feldspar7 @ Tue Dec 12, 2017 5:17 am
I am quite uninformed when it comes to the smartest way to draw on retirement assets, so I thought I'd start here. Here is my situation:

My wife and I are both 62 and a half. I have worked, she has not. I plan on retiring very soon - within a year. Financially wise or not, it's what I am going to do. Here is my money situation as of today:

$0 debt
$1,050,000 in 401k/retirement fund (roughly 50/50 stocks and bonds) (taxable distributions).
$285,000 in cash.
$36,000 annually in SS benefits (combined) if I started them today (inclu...

Bitcoin could rise to $100,000 or more before crashing to 0
posted by: AnhKiet911 @ Fri Dec 08, 2017 2:32 am
Bitcoin futures are set to begin trading Sunday at the CBOE and a week later at the CME, and retail brokerages are bracing.

Interactive Brokers' founder Tom Peterffy said on CNBC's "Fast Money" on Thursday, his concern is that the cryptocurrency could continue to rise to $100,000 or more before crashing to zero, and could pull down small brokerages in the process.

Bitcoin's price has skyrocketed just this week from $12,000 to $19,000 and back down below $16,000. Futures trading is only seen as further legitimizing bitcoin even as some pro...
